Garage Floors vs. Suspended Garage Floors

A typical garage floor is found in most residential homes. It typically sits directly on dirt or gravel and doesn't have any space underneath it.

In contrast, a suspended garage floor, also known as a structurally engineered garage floor, has a room beneath it. These are common in homes throughout the Twin Cities area and are built to provide additional living space or storage space. However, over time, factors like salt from vehicles or climate can cause decay and weaken the concrete.

Replacing a regular garage floor is relatively straightforward – you remove the old concrete and lay down a new one on properly graded fill. Replacing a suspended garage floor is more complex. It involves shoring up the space below, installing new beams and rods, and ensuring everything meets building codes according to an engineer's report. Pouring the floor is also more involved.
